LNK Industries has commissioned the multi-apartment residential building Heart of Hanza, located at 3B Hanzas Street, Riga — between the modern centre and the Quiet Centre, within a UNESCO World Cultural and Natural Heritage protection zone.

The seven-storey residential building comprises 127 apartments and commercial premises on the ground floor, as well as an underground car park. The surrounding area has been landscaped, and a gated inner courtyard with leisure and active recreation areas has been created.

Modern technical solutions and high-quality materials were used in construction, ensuring both sustainability and long-term durability.

Construction works were completed within the specified time-frame, meeting the highest quality standards and demonstrating particular care required for building within Riga’s historic centre. One of the most technically complex tasks during project implementation was the lowering of groundwater levels, while an innovative “white tank” method was applied for the waterproofing of the foundations and basement walls, ensuring a high level of structural protection.

A significant volume of engineering work was carried out during the project: 968 piles were installed, and more than 28,000 m³ of soil were excavated and removed. Approximately 1,450 tonnes of reinforcement were used in the reinforced concrete frame, and 12,000 m³ of concrete were poured.

The building’s engineering systems reflect the technical scale of the project — more than 160 km of electrical cabling were laid and over 70 km of engineering networks installed, including 25 km of heating systems, 24 km of water supply and sewerage networks, and 6 km of ventilation outwork.

Particular attention was paid to environmental integration and safety throughout the project — monitoring of groundwater, vibrations, and structural movement was carried out during construction, alongside the gradual and carefully planned landscaping of the surrounding area.

The building has achieved an A+ energy performance rating for primary non-renewable energy and an A rating for heating, meeting the requirements for nearly zero-energy buildings. Apartments are equipped with individually adjustable heating and heat recovery ventilation systems, while rainwater storage tanks have been installed in the basement.

The section of Hanzas Street has also been transformed into an orderly, safe, and aesthetically refined urban space, where the architecturally expressive façade of the building integrates organically into the overall streetscape.
