Life pace and priorities are changing – more and more families are seeking a balance between convenience and quality time for themselves. Real estate experts working closely with clients observe that this balance can increasingly be found in the city centre. The choice is driven by the desire to combine everyday convenience with a high-quality living environment – being closer to work, schools, kindergartens, and cultural life, while still enjoying spaciousness and comfort at home.

Whereas families previously tended to look for homes in suburban areas, many are now choosing to return to the rhythm of the city. This shift reflects changing lifestyles: people increasingly value time spent together rather than time lost commuting to work or children’s activities. Living in the city centre allows for more efficient daily planning, better use of urban infrastructure, and a freer, more dynamic way of life.

Aleksandra Strode, Board Member of LNK Properties, notes:
“Through our conversations with clients, we see that more and more families are choosing to live in the city centre or are even returning from suburban areas. People are tired of spending several hours a day in cars and traffic jams – they want more time for themselves, their children, and enjoying life. As a result, we see strong demand for spacious, comfortable apartments in the quiet centre, where everything essential is within easy reach. In the Heart of Hanza project, for example, we place particular emphasis on family needs – a safe and green environment, leisure areas, children’s playgrounds, and a car-free courtyard.”

Līga Kohtanena, Senior Sales Consultant at Latvia Sotheby’s International Realty, adds:
“Over recent years, we have observed that Riga’s city centre is undergoing a transformation – becoming increasingly vibrant and family-friendly. More and more families are consciously choosing to return to the city, not only for convenience, but also because it offers a living environment with character, history, and close proximity to culture. Everything a family needs – schools, children’s activities, parks, and cafés – is within a comfortable walking distance. Green recreational areas, such as Riga’s parks, have also become well-maintained, landscaped, and well-suited for family leisure time.”

The Heart of Hanza project stands out for its exceptional location and well-considered concept, combining contemporary architecture, safety, and a sense of home, and reflecting a new standard of living quality in the city centre.

Heart of Hanza — space and comfort in the heart of the city

The Heart of Hanza project offers 3–4 bedroom apartments designed to meet the needs of modern families. This means not only enough rooms for each family member, but also spacious living areas for shared meals, games, and conversations. Large windows, bright interiors, and contemporary layouts create a sense of comfort often associated with private houses, while still enjoying all the advantages of city-centre living.

Sunny days can be enjoyed on the apartments’ balconies and terraces, while outside the home residents can relax in a green, thoughtfully landscaped courtyard featuring gardens, children’s playgrounds, and leisure areas designed so everyone can find their own place – including pets.

A growing trend

2023 study by the European Commission on quality of life clearly highlights a growing trend: living conditions in cities are improving. Residents are returning to city centres when family-friendly housing and well-developed infrastructure (schools, kindergartens, transport connections) are available. In European cities, the move of families from suburban areas back to the centre has long been a common phenomenon, and in Latvia this trend is becoming increasingly pronounced.

Heart of Hanza stands out as a vivid example of this shift – a premium-level development that offers not only a home, but also a new lifestyle in the heart of Riga.

The project is developed by LNK Properties, with architectural and interior design by AB3D Arhitekti, and construction works carried out by LNK Industries.
